THERE ARE THREE SECTIONS, EACH WITH A TITLE PAGE AND DATE, SO THE DATING IS FULLY SUPPORTED. WHILE THERE IS OCCASIONAL WRITING, CORNER BENDS AND OTHER CREASES, THE BOOK IS TIGHTLY BOUND AND BOARDS ARE FIRMLY ATTACHED. THERE HAS BEEN RESTORATION TO KEEP THE BOARDS CONNECTED AND TO PREVENT FURTHER LOSS OF PAGES. PLEASE READ BODY OF DESCRIPTION.

The first missing leaf was advertising and the second was the title page (PHOTO 9). SECOND: WHAT ELSE IS WRONG? 1- THERE IS WRITING ON THE END PAPERS (PHOTO 9 & 10), PASTE DOWN, FRONT PAGE OF PREFACE (PHOTO 9), AND HERE AND THERE ON THE INSIDE.
2- THERE ARE CORNER BENDS HERE AND THERE AND DAMAGE (with paper loss) TO THE LOWER RIGHT CORNER OF THE FIRST THREE LEAVES, (the preface and title page for first book section) (PHOTO 9). 3- EDGE WEAR TO THE BOARDS (PHOTO 1, 11 & 12). 4- SUPPORTING TAPE BETWEEN FRONT AND REAR END PAPERS AND BOARDS. THICK NETTING AND A SORT OF PAPIER- MACHE LIP TO PREVENT THE FIRST PAGES FROM TEARING OR SEPARATING AT THE HINGE. The book is in otherwise fairly exceptional condition.
You could likely continue to treat it roughly and it would hold up just fine, but you probably shouldn't anyway. A prior attempt to retain the stability of the book resulted in tape being placed between the first page and board in both front and back.
The way it was done prevents tearing at the weakest point of the first pages, the point where the paper meets the gutter. The leather spine cover was gone and black linen tape was placed over the spine for appearance and additional support. BOOK: I can say that, despite the loss of the first two leaves, the book is in very good condition and is fully stable with tight binding. The first thousand plus pages consists of over 166,000 entries reflecting everyone who had a specialty skill in New York City. The majority of the book does resemble (PHOTO 5 & 8) but there are a number of full page colored advertisements in that first section (PHOTO 3 & 4) that are, by themselves pretty interesting peeks into the middle 19th Century New York City.
The SECOND section begins on page 1077 and is 170 pages of pure advertising. (PHOTO 6 & 7) are examples of the advertising to be found for every type of business you could imagine with many steel engraving illustrations from elevators, to dentures, carpet beaters, cabinet makers, carriages, street cars, guns, ivory dealers, (one very offensive ad showing an African man removing the tusk from a live elephant), industrial machinery, sign painters, bank vaults, show cases, spring horses, caskets, and that is just the illustrated ads. Then the rear section has several more pages of steel engraved advertisements (PHOTO 2 & 10).
THERE IS A LOT OF HISTORY IN THIS MASSIVE BOOK. YOU CAN RESEARCH WHO WAS USING WHICH BUILDING FOR WHAT PURPOSES DURING THE CIVIL WAR. BEST OF ALL, YOU DON'T HAVE TO TREAT THIS BOOK LIKE IT WILL FALL APART IF YOU ACTUALLY USE IT. IT WILL NOT FALL APART AND YOU CAN USE IT QUITE COMFORTABLY AND SAFELY WITHOUT BITS OF 170 YEAR OLD "STUFF" FALLING IN YOUR LAP EVERY TIME YOU TURN A PAGE.
